What We Do

At the start of every office accommodation project, we look at your goal and at what is actually needed. Is that cost savings? Work differently? More hybrid working? Or more collaboration in your office building? Perhaps a smarter workplace concept can, for example, ensure that less square meters are needed in your office building or that it contributes to greater productivity. Either way, we help you reach your goal in the most efficient way.

Office design advice

Do you want to embrace a different way of working within the company? Is there a plan, for example, to work more from home? Or are the plans to collaborate more generally from a distance, with part of the employees in the office and part at home as in hybrid working? Each of these changes requires an adjustment of the office building. What should your office design look like? What will be the function of the office and what facilities will be required? We are there for independent and pragmatic advice about your office design. So that your office accommodation optimally meets your needs.

Ad hoc decisions are often made in office accommodation. But do the choices you are making now match the developments within your company? It pays to develop a well-thought-out strategy for this. Parella helps you with this, both in finding the right office accommodation and with a suitable office design. We answer the question of what office accommodation must meet and how you can best furnish the space.

Hybrid working and office design

Part of our workplace consultancy is also the Working from Home factor: a survey among your employees about working from home and hybrid working. This survey will give you insight into who will return to the office and when, and what type of working environment is appropriate for this. You can also compare your results against a benchmark of more than 8,000 respondents.

This gives you insight into the extent to which the work, the culture of your company and the facilities at home allow you to work from home. And what this means for your office. This helps to match the office accommodation choices with the needs of your employees.

Office furnishings and advice

Don’t expect thick reports from us, nor complicated Excel sheets. No, we make it visual with clear views. So we go for realistic plans, manageable building requirements and a practical workplace concept. They then help in the search for the best office building with the most suitable office furnishings.

An office move is not always necessary. We are happy to see whether your current office building and the interior still match how you want to work. For example, we look at how many square meters your organization needs and what furniture and items are needed. And we help to make the best possible use of the space in the new office design. Whether in a new building or in your current office building.

Integral approach to workplace design

With our services, we at Parella have one goal: to take as much off your hands as possible in the field of your office accommodation. We do this with an integrated approach in which three areas of expertise come together: office furnishing, office brokerage and project management around office renovation and office sustainability. We can also help you with the search for a new office building, renegotiating your lease or with the design and realization of the most optimal office design.

In addition, we always monitor the quality, budget and planning, so that you will not be faced with any surprises. Because we involve the three areas of expertise in every project and always look beyond the boundaries of the areas of expertise, we can serve your purpose as well as possible with every decision.

Frequently asked questions

Workplace Consultancy at Parella determines how large a building should be and which layout fits best. This ranges from high-level considerations such as the minimum size of an office floor and whether it should be narrow and long or wide and compact to detailed aspects, like how many workstations, phone booths, and small and large meeting rooms are needed, and what their dimensions should be. Think of it as a shopping list for finding the most suitable building, or as a briefing to start an interior design. A well-aligned workplace concept ensures that neither too much nor too little space is leased, and that the interior design is not only visually appealing but also functional.

Roughly speaking, the process takes six to eight weeks. The first two weeks are dedicated to gathering information and distributing the survey. In the following week, we schedule the interviews. Around three weeks later, we deliver a draft version for review and discussion. The final timeline depends on the client’s availability and how quickly the required information is provided by the client.

Workplace Consultancy is valuable when there is a change in the lease term or within the organization itself. When a lease period is coming to an end, an opportunity arises to increase or reduce the number of square meters, ensuring that the accommodation better aligns with the organization’s needs. Organizational growth, downsizing, or changes in the way people work also have a direct impact on housing requirements.

A workplace consultant translates these changes into concrete spatial needs or into a different, more efficient use of the existing square meters in the current office. In addition, Workplace Consultancy is valuable when an organization wants to actively involve employees in the process, helping to build support for an upcoming change.

A key benefit of Workplace Consultancy is that the justification of space requirements is approached in an analytical way. By using data from surveys, occupancy measurements, and benchmarks, an objective and well-founded picture emerges of how the workplace is actually used. In addition, Parella’s workplace consultants, as an external party, are able to ask critical questions and challenge existing assumptions or “sacred cows.” They do this, among other things, by using diagrams and maps, which helps keep discussions at a strategic level rather than getting lost in details. For organizations with multiple locations, Parella’s workplace consultants can also develop a blueprint that can be applied to every new site. This creates consistency across office locations, makes it possible to find a suitable building or realize an interior design more quickly, and ultimately leads to cost savings.

Parella sets itself apart by ensuring that its workplace consultants always work closely with interior designers and commercial specialists. This keeps the advice realistic and feasible, and prevents plans from being presented that cannot be realized in practice. In addition, Parella works in a concise and visual way: all insights and results are literally translated into drawings and clearly summarized on just three pages. This makes it easy to share the outcomes internally, without the need for extensive explanations or lengthy reports.

Parella’s workplace consultants also bring a wealth of experience. For example, the managing director was already involved in the emergence of “new ways of working” in 1996 and has witnessed all developments firsthand, from cellular offices and open-plan offices to hybrid working. As a result, the advice is not driven by trends, but is always tailored to what truly fits the organization.

For the workplace survey, Parella uses a benchmark of more than 10,000 respondents, allowing results to be compared with general data and enabling deeper analysis by factors such as age, department, or length of service. Finally, Parella’s Workplace Consultancy is particularly well suited for international deployment. Because the number of site visits is limited to one or two, the process can easily be rolled out across multiple European countries. English is the standard working language, but the survey can also be offered in the local language.
