For Medline, we developed an integrated workplace concept that has been captured in an overarching design book for all European locations: Utrecht, France, and Madrid. This design book forms the foundation for the workplace concept, the design, and the realization. In this way, one recognizable international standard is created, with room for local interpretation.
In the Netherlands, we guided the strategic relocation from the WTC near Arnhem Central Station. The ambition was a more central location within the Netherlands, with improved accessibility, more square meters, and an office design aligned with their way of working. The existing location, with many enclosed spaces and without a coherent workplace concept, no longer met these requirements. As corporate real estate advisor, we sublet the existing lease running until 2028 on behalf of Medline, under tenant-friendly and market-conform conditions with sufficient flexibility.
For the new office in Utrecht, the concept was applied to a location with strong peaks and troughs in occupancy. Despite low occupancy on certain days, a conscious decision was made to provide 100% desk capacity, anticipating expected growth from approximately 75% to 125%. Flexibility is central: touchdown spaces for all teams, multifunctional meeting rooms that can easily be converted into workspaces, and an efficient layout with more workstations per m². During quieter periods, zones can be closed off; as the organization grows, the office interior can easily adapt.
The interior design is built around openness and connection. Transparent glass walls and clear sightlines create visual cohesion between teams and encourage collaboration. The horizontal detailing in the glass subtly references market stalls in a market hall—places of meeting, exchange, and activity.
The European office design features a calm, clean base palette that aligns with Medline’s brand colors. This neutral foundation is enriched per location with a primary and secondary accent color, selected by the local team from a specially curated palette. This gives each office its own character without compromising international recognizability.
Comfort and concentration are integral to the design. A carefully developed acoustic concept combines sound-insulating solutions with aesthetic applications of acoustic materials. The result is a work environment that is both lively and pleasantly quiet. The signage concept reinforces the brand identity and supports wayfinding for international employees and visitors.
The result is a future-proof office design that makes Medline’s growth ambitions, international identity, and way of working tangible and visible: functional, flexible, and intrinsically connected to the brand.
