For LTP Business Psychologists, an organization that combines psychological insights with data, Parella delivered a new working environment in Amsterdam. Acting as office broker and commercial real estate advisor, we guided the process from housing strategy through to completion. The objective: a future-proof office design and interior that brings together aesthetics, functionality, and wellbeing in a prime location.

The conception & realisation

Parella managed the full coordination of this project, from strategy through to realization. In our role as office broker and commercial real estate advisor, we advised LTP on the right accommodation strategy in Amsterdam, including location advice, market analysis, and property viewings. We also guided the lease and contract negotiations, carefully balancing flexibility, risks, and terms.

The selected location spans the 18th and 19th floors of the Oval Tower next to the Johan Cruijff ArenA. In collaboration with Burobas, we developed an integrated office design that makes optimal use of the oval floor plan. Routing and sightlines follow the shape of the building, encouraging movement and creating a logical flow throughout the space.

The office interior is defined by light colors and natural materials, supporting a sense of calm and focus. A continuous color scheme in flooring and wall finishes enhances orientation and creates cohesion between the floors. Within the workplace concept, clear zones were established for focused work, meetings, and interaction, aligned with LTP’s way of working.

During the realization phase, Parella took full responsibility for project management—from technical design and construction coordination to monitoring planning, budget, and quality. This ensured a consistent translation from vision to a high-quality and functional end result.

Bechtle

― Bechtle B.V., an international IT service provider, has extended its lease for approximately 3,350 m² of office space at Meerenakkerplein in Eindhoven with the support of Parella as an independent commercial real estate advisor and tenant representative. Thanks to a strategic renegotiation, rental costs have been structurally reduced by approximately 36%.

SURF

― SURF, the ICT cooperative of more than 120 Dutch education and research institutions, asked Parella to help renegotiate the existing lease and expand the leased space with a second floor, totaling approximately 7,300 m². Part of this involved clearly establishing agreements on maintenance and quality. In addition, we developed the workplace concept and provided the interior design.

LKQ

― For LKQ, a supplier of parts for cars and trucks, Parella developed the housing strategy for its headquarters in Rotterdam. The objective was to move from a clear strategic foundation to a future-proof office environment that supports growth, collaboration, and efficiency.
