The conception & realisation
Parella conducted a comprehensive analysis of all Bechtle’s Dutch lease agreements, assessing lease terms, rental levels, and flexibility. Based on this, a renegotiation strategy was developed, identifying the office at Meerenakkerplein in Eindhoven as the most promising opportunity. Acting as an independent tenant advisor and commercial real estate broker, Parella achieved a significant and sustainable reduction in occupancy costs. The buildings are located at the De Hurk business park and are owned by Licet Jovi o.g. C.V.

Philips is an international technology company focused on health and innovation. In 2024, Philips engaged Parella (then operating as Solved) as corporate real estate advisor to support the search for a new global headquarters and to lead the lease negotiations.
The brief was clear: a future-proof office with large, light-filled floorplates that encourage collaboration and align with the organization’s ambitions.
