For LKQ, a supplier of parts for cars and trucks, Parella developed the housing strategy for its headquarters in Rotterdam. The objective was to move from a clear strategic foundation to a future-proof office environment that supports growth, collaboration, and efficiency.

The conception & realisation

The project started with workplace consultancy, during which a workplace concept was developed as the functional and spatial foundation for the new working environment. This concept provided direction for usage, collaboration, and layout. In parallel, real estate advisors conducted a stay-or-go analysis. The outcomes led to the selection of a new office and formed the basis for clear criteria regarding location, scale, and flexibility.

Parella then guided the entire location selection process and supported LKQ in choosing a suitable new location aligned with accessibility, growth, and operational requirements. The design team translated the established concept into a cohesive interior design in which brand experience, collaboration, and efficient working take center stage.

During the realization phase, project management oversaw the process from design through to delivery, with a strong focus on planning, budget, and quality, while ensuring alignment across all disciplines. This integrated approach ensured that strategy, design, and execution were seamlessly connected, resulting in a future-proof working environment that supports LKQ’s housing objectives.

Parella supported BearingPoint as an independent commercial real estate advisor and tenant representative, ensuring that the tenant’s interests remained central while securing the continuation of this long-term location.

Philips is an international technology company focused on health and innovation. In 2024, Philips engaged Parella (then operating as Solved) as corporate real estate advisor to support the search for a new global headquarters and to lead the lease negotiations.

The brief was clear: a future-proof office with large, light-filled floorplates that encourage collaboration and align with the organization’s ambitions.

― In New Babylon, The Hague, we created an entirely new interior for Netbeheer Nederland that reflects their identity and their role in the energy transition. From Parella, we guided the entire process, from strategy and concept to design, project management, and execution, resulting in a work environment in which connection, energy, and collaboration are central.
