The existing headquarters of Philips no longer met the requirements for modern collaboration. The traditional office tower, with smaller floorplates, offered insufficient space for interaction and flexibility. With the goal of strengthening a culture of collaboration, an alternative was sought together with Philips that would better align spatially and strategically.

Parella acted as housing advisor and began with an extensive assessment of locations, building typologies, and market opportunities. The preference was for a stand-alone building with large, light-filled floorplates: a so-called landscraper on the edge of the Zuidas. During the process, the most suitable building initially appeared to be leased, but through active market monitoring it became available after all. This enabled Philips to move quickly and finalize the lease agreement.

The result is a new global headquarters in an iconic building, where office design and interior architecture are fully aligned with collaboration, transparency, and access to daylight. The project demonstrates how strategic real estate advisory can directly support organizational culture and future-proof working environments.
